The reason I spent my time and money to obtain this certification is WCR.<br />I would like to bring this to all the WCR boards as my gift back to WCR for all that WCR has done for me.<br /><br /><br /><br />These snippets from Marta in an article regarding Inspiring Conversations.<br />What if you could reduce the length of time by half that it takes to develop trusting relationships in your network?<br />"Networking is about making connections beyond the mental level," she explains. "When I wasn’t allowing this to happen, and had my own strong agenda, most of these relationships died in 1 or 2 steps." Today, Marta seeks to make connections with people and remain open to where the relationship leads, "but when we meet we create a space that is expanding. This opens new possibilities, something about me or the world around me that I haven’t realized just yet."<br />Marta Dabis understands the power of conversations and the need to be mutually engaging, respectful and attentive in order to “connect” and build a trusting relationship that goes beyond the superficial supplicant of one another’s needs.<br />The problem lies in the time it typically takes to build trusting relationships in which people truly care about one another, not just about the business but about the person, too. When relationships develop this personal quality, the quality and quantity of the business referrals also increase. Almost every business networking group understands this at some level, but few manage to achieve it for the majority of member relationships.<br /><br />It’s All About Conversations<br />Think about your networking conversations; how do they go? I remember all too many where I, as well as others, have engaged in conversations that, no matter what was actually said, feel something like this:<br />"Hi, I’m Mark. How do you like me so far? OK then, let me tell you even more about myself and what I can do for you."<br />What have I learned? Not too many possibilities opening up there! We are a nation of advocates. We typically are very good about conveying our own ideas and agendas, not so good about discovering the wants and needs of others. It would be very easy to pick up the phone or go to your computer today and register for a public speaking seminar anywhere in the country, but very difficult to find a "public listening" seminar. Sales people that I train are constantly seeking that magical set of questions that will help them make the sale, yet they have yet to embrace WHY the questions are important in the first place.<br />Conversations in a Box<br />Marta helps organizations significantly shorten the trust-building cycle for new members by using what she calls "Conversations in a Box." "Conversations: An Inspirational Game" was created by Barry Auchettl in Ballarat, Australia, and is sold as a stand-alone product. At first glance it is just a game, but it really is a way to engage people and start building trust that is necessary for doing business together. Their topic was "Inspiring Conversations" The Speaker Marta Dabis. It really made you stop and listen to what people are saying. This is something we need to start at the State and move thru our Chapters. Virginia Tatseos is certified in Inspiring Conversations. She at one time offered to bring it to the Local Chapters board meetings and to the general meeting. No one appeared to get it.<br />This would be great at our Leadership Training in October. Women’s Council of Realtors® is restructuring the way the national governance is now operated. They would like to see a smaller group of people make the decision so decisions can be made on the fly. The smaller group of people would be a diverse group. Of course there is good and bad to this, change is difficult for many people. The current plan is being revisited as Beth said above.<br /><br />While in DC a red flag went up in my head and Stephanie’s. We are wondering if another part to the restructuring is to eliminate the state level. I’ll explain. We were in our regional meeting; this meeting consists of Michigan and other states. We are called Region 2. Wisconsin is part of Region 2. Wisconsin currently does not have a state level govern team. They have 3 or 4 chapters, plenty of people and would like to create a state level team. National Committee has told them “no”. In our meeting a National Committee member was speaking and the Wisconsin person asked the question out loud for all of us to hear. Our chapter prepares people for leadership in roles in real estate and the community. Most of our members move into Chairperson roles and leadership positions for the Flint Area Association of Realtors. MSHDA was 2 hours con ed credit and the membership learned about what is happening in our town and different closing cost assistance available through the city. Dr. Mark Perry was the high light of the April meeting explaining the Genesee County economy. Please keep in mind these programs are our monthly meetings..<br /><br />In addition to our local educational classes, National Women's Council of Realtors® require our President and President Elect to attend classes at conventions and special leadership classes. Example of leadership classes is the Leadership Academy in Chicago. I believe the many required classes I took by Women's Council of Realtors® prepared me for my leadership role as the chapter President 2007, FAAR Board of Directors member and has assisted me my role as the TWIRE Board of Director President. This activity would be wonderful for a President Elect. I as a President enjoyed the networking; however, I do wish I had the networking classes offered before I became president of the chapter.<br />Overview: Networking…Education about approaching people standing alone.<br />When in a room of people, focus on the person you are with. Don’t look around to see who else is in the room.<br />Don’t answer your cell phone, most have voice mail.<br />Take the Blue Tooth out of your head J<br />Small talk starts about objects then leads to personal. Conversation is 2 way. Statement, Question then reveal about you. You must reveal about yourself so the conversation don’t turn into an interrogation.<br /><br />Podcast, Blogs and More….these are the networking tools of the 21st century. Your clients you don’t know yet are watching you on your website and blog. They want to know you before they call you.<br /><br />Free Blogs are available Realtown.com and bloggingsystems.com. Activerain.com is a blog for the realtor community. Personally, I like a blog I can use categories on.<br /><br />RRS feeds are HOT! You don’t know when someone gets an RSS feed from your blog. Every time you blog, the feed is sent to the possible clients email.<br /><br />Make still shots seem like they are moving with Microsoft’s photo story.<br /><br />Setting Action Plans… Smart Plan<br />S-Specific<br />M-Measurable<br />A-Achievable<br />R-Realistic<br />T-Timed<br />Leaders should set specific goals to be accomplished for their year. We sent 10,000 emails to 2 days.</span> That’s awesome.<br />Bill said any tax increases at this time scheduled for review are Real Estate friendly to the purchaser, seller and all involved in transactions. <br /><br /><a name="OLE_LINK1"></a><a name="OLE_LINK2">He talked about the current infrastructures’ in our township and county governments. Most infrastructures are still operating as originally built. The infrastructures must change to accommodate growing public needs. Infrastructure includes the way the governments are currently controlled and the taxation process.</a><br />Many people didn’t know the government was attempting to pass a bill that allowed property taxes to the same for 18 months after purchase. The bill was voted down. The fear was, after 18 months the taxes would adjust out of control. Another reason for the defeat was the transfer tax on the sale of the property would go up as well.<br /><br /><span style="color:#3366ff;">Donna Batdorff, from Western Michigan Chapter gave great information for advertising.<br /></span> Western Wayne currently is airing a commercial, 50+ times a week for $120.00 per month on the local cable Real Estate channel. The commercial asks, “Is your Realtors® a Women’s Council of Realtors® Realtor? If not, maybe you should ask them to join.” It’s a great commercial. They don’t anticipate calls from the ad, but they do and are getting Women’s Council of Realtors® recognition.<br /> She also showed us a Power Point presentation that runs in the back ground of every meeting. The Power Point explains the benefits of belonging to Women’s Council of Realtors® and explains the benefits of Sponsorship for the Women’s Council of Realtors®. It’s awesome. She will be putting on the website so we may download and tweak for our chapters. The only issue I see, we must have a projector for the meetings. This cost is $300-$600.<br /> Donna, “Thank You” for showing us such great information.<br /><span style="color:#993300;">Monica discussed how important RPAC is.</span> She is right. RPAC is working for buyer, sellers, Realtors® and the overall health of real estate.<br /> Did you know Nationally Charter Banks do not have to obey state regulations? I love it.<br /><br />I attempted to use the Pay Pal provided with the Evite, that Pay Pal click didn’t work correctly. I happen to be browsing in another website and ran across the Pay Pal screen that would work for our chapter. I called Pay Pal; they are very easy to speak with. They explained the proper link that I needed. I created the words, connected the link and pasted to the Evite.<br /><br />Every month I have to change the month information and the cost if there is a charge change. The process is very simple.<br /><br />The first time we used Pay Pal we had 1 taker. For the Salesfest we had a few more and with the March meeting even more. The cost for using Pay Pal is $1.20 per transaction.<br /><br />The chapter had the membership vote for the use of Pay Pal. The chapter agreed to increase the cost of the Business Resource Meetings from $16.00 member’s fee and $19.00 non member fee to a straight $18.00 across the board fee. We know many chapter use the price difference as an enticement to join, but we figured we just need to stick to the 2 time visit rule.<br /><br />Our chapter has never made money on the Business Resource Meetings. We have taken losses because people made the reservation and didn’t show up and didn’t pay for the lunch. Thanks to Evite, for the first time we made money on our January meeting. $300+. We didn’t pay for lunches that weren’t paid for.<br /><br />Like everything else in life, try it, if you like it use it.
